Swiss commercial rents are most often quoted in francs per square metre per month. Some listings, notably from international brokers, use an annual price: confusing the two units shifts the budget by a factor of twelve.
Two precautions are needed. The billed area is not always the usable area: storage, sanitary facilities, basement and shares of common parts may be included. And the within-canton spread almost always exceeds the between-canton spread, which makes a cantonal average useful for judging whether a price is plausible, never for setting a market value at street level.
